Preparing Your Home to Sell in the Denver Metro Market: Top Tips

The Denver metro market is not showing signs of slowing down, but the condition and preparation of the home are still important when placing your home on the market.   Many homeowners who are considering selling their home ask me what they should do in getting your home ready to sell.  Following are my top suggestions.

First Impressions Matter: Focus on Curb Appeal

When it comes to prepping and staging your home to sell, think first impressions and curb appeal!

Exterior: Quick Tasks to Boost Appeal

A few quick tasks which make the outside of your home look more appealing are: weeding (dandelion season is upon us!), wiping down the front door, and hosing off the porch. Place a pot of bright spring flowers by the front door to greet your guests and brighten the neighborhood!

Other home items that you may think of addressing are….

  • Fencing
  • Outdoor plumbing/Sprinkler service
  • Power washing
  • Window washing- and clean drapes and blinds. Check outside for missing caulk around windows and doors
  • Roofing/Gutters
  • Decks and Porches
  • Tend to outside and inside furniture- vacuum and air out
  • Also, be sure to water your lawn regularly to maintain a healthy looking yard.

Interior: Focus on High-Value Home Improvements

Most homeowners I know are tinkering with some home project, for one reason or another. The report, Key Trends in the 2019 Cost vs. Value Report is a good resource, targeted per region in the US. It comes out every year.

The report’s goal is to give homeowners objective reporting on how much it costs for a professional (not DIY) to complete a project and then how much real estate professionals believe the project will increase a home’s value if it is sold within a year of project completion. The report calculates bang for your buck by dividing the project’s value into its cost.

Top Value-Add Improvements for the Denver Metro Area

This year’s top value-add improvements for the Denver Metro area include:

  • Window replacement- windows often get called out during inspection—whether they need to be replaced or fixed. These can be high-ticket items that could make or break a home sale
  • Minor kitchen remodel—change out your countertop material, backsplash, sink. Refurbishing/painting the cabinets with new hardware are some examples.
  • Deck addition—wood or composite
  • Garage door replacement—eyes automatically go to the garage door when the potential buyer pulls up in the driveway.
